SPRING HOME MAINTENANCE REMINDERS
Spring is here and long days,are back!! If you live in the St. Louis region get ready for rain.
#1 CLEAN YOUR GUTTERS & UNDERGROUND DRAINS
Water is the # 1 cause of damage to homes. Often the damage is concealed behind wall coverings and by the time we find it its to late and major invasive repairs are required. Cleaning your gutters several times a year can save you money and time in the long run. This is also a good time to insure the undergrounds drains are free of debris and build up.
#2 SERVICE THE HVAC COMPONENTS Replace all filters, Clean the interior and exterior unit, remove vegetation from around the exterior unit, inspect the insulation on the refrigerant lines for cracking or absent insulation.
#3 REPAIR WEATHERED OR PEELING PAINT:
Touching up paint is easy and provides a protective barrier from the elements.
#4 REMOVE STANDING WATER AND OVER GROWN VEGETATION
If you enjoy BBQing and spending time outdoors this is important for keeping the mosquito populations down.
#5 DRAIN YOUR WATER HEATER
To insure a long life we recommend draining the water to remove sediment that accumulates at the bottom of the tank.
#6 CHANGE THE BATTERIES IN SMOKE DETECTORS
You never know when you will need them. This maybe a matter of life or death. Be sure to change the batteries in smoke detectors at least twice a year. If you have hard wired detectors be sure to test them.
#7 CLEAN YOUR REFRIGERATOR COILS
To maintain your refrigerators efficiency we recommend cleaning coils at least once a year.
#8 HAVE ROOF INSPECTED
We recommend have your roof and all flashing inspected by a trusted and qualified roofing contractor.
#9 FIX CRACKS AND GAPS IN DRIVEWAY, WALKS, AND PATIOS
To prevent moisture related damage we recommend repair all cracked concrete or asphalt. Also be sure to caulk gaps with a high quality urethane based caulk. For larger gaps we recommend insert a backer rod before caulking.
#10 CLEAN ALL DRYER VENTS AND FILTERS
According to the US Fire Administration more then 12,000 residential fires are caused by lint build up in dryer vents. Also if you have plastic vent pipe be sure to change to metal. Plastic has been banned for use with dryer venting due to fires.
